Real estate chief willing to talk with Lakeshore homeowners
CITY OF SAN FERNANDO – Some residents of The Lakeshore hit the management and branded the renowned project as “just a successful marketing campaign rather than a world-class reality.”
Some 10 of an estimated 2,500 residents occupying at least 150 fully-completed houses in more than 2,900 lots at the posh, high-end enclave raised their concerns to the management.
“I and the officers of Central Country Estates, Inc. (CCEI) are always willing to meet the homeowners of The Lakeshore to address their concerns and come to terms once and for all,” said Urban Planner Architect Nestor Mangio, chairman and chief executive officer of CCEI, developer of The Lakeshore in Mexico, Pampanga.
The homeowners, though professing their desire for the formation of an association, still “strongly reject its outright creation” even as the Housing Land Use and Regulatory Board last year called for its establishment and registration under lawful terms.
The homeowners also raised completion issues, alleged lack of facilities and amenities and security concerns.
But during a press conference at Gracelane Hotel in this city, Mangio said he has kept communication lines with the homeowners, represented by William Tayag and lawyer Jovy Manaha, open to clear up matters related to the formal turn-over of the maintenance of the estate mandated by law.
“Since last year, we have been discussing their concerns and the turn over to them of The Lakeshore’s maintenance as stipulated under the law. But they have remained reluctant and are seemingly apprehensive to take over the responsibility. We are always open for another dialogue and meeting to thresh out their concerns. We are also most willing to assist them and support the creation of the homeowners association,” Mangio said.
He added that forming and registering the homeowners association with the Housing and Land Use Regulatory Board (HLURB) “will give them the necessary personality and the right to information” like contact data about The Lakeshore buyers and the P34 million CCEI has expended for maintenance.
Mangio said many of the “demands” of the homeowners have been met, including the construction of a clubhouse, swimming pool on top of other aspects like open spaces, security and electrical and sewage treatment facilities.
“Sadly though, these homeowners have relied heavily on the developer in shouldering the maintenance expenses and have resorted to various means for them not to assume their responsibility specified by law. I just home they would bring their proposed solutions to the dialogue, anytime they want,” added Mangio. (Jovi T. De Leon)
